In 2017, under the leadership of Terry Bralley, President of the Davie Economic Development Commission; the Town of Mocksville and the State of North Carolina approved a grant to extend Quality Drive. The road extension, coupled with the purchase of additional acreage by The Hollingsworth Companies, opened up an expansion for Phase III in the SouthPoint Business Park in Mocksville, NC. The construction of the last two buildings in the Phase III expansion began in March of 2023.
A total of 85 acres in Phase III has been developed into 4 building sites totaling 641,000SF of industrial space. The buildings the size of 108,960SF and 252,834SF have been completed and are currently occupied by Scott Bader and Palltronics, respectively. Buildings sized at 130,492SF and 152,241SF are currently under development as speculatively complete facilities. Building construction features include LED lighting, 32 ft minimum clear height, 60’x60’ column spacing, and ESFR fire suppression system for the ideal combination of flexibility and value. Both facilities will be completed in Q4 of 2023 and are available for long term lease.
With the completion of the Phase III expansion, the SouthPoint Mocksville industrial park will become one of the most successful semi-rural industrial parks in the Southeastern United States. The park will include nearly 1,400,000SF of industrial space supporting 12 light-manufacturing and distribution companies. The Hollingsworth Companies sees this central location, support from state and local economic development agencies, and favorable business taxes, as key to the long-term success of SouthPoint Business Park, North Carolina.
Since its inception, The Hollingsworth Companies has developed 5 business parks. The first being located in Clinton, Tennessee. As the park neared capacity, Mr. Hollingsworth realized the need for additional industrial parks to expand his business. There are several criteria that have to be met, but the most important are being a location in the Southeast, close proximity to major freeways, right to work states, and strong economic development agencies.
Locations that fit these criteria include Mocksville, North Carolina; Prince George County, Virginia; Tanner, Alabama; and Loudon, Tennessee. The SouthPoint Business Park located in Mocksville is 2 miles from I-40 in the Piedmont Triad region of North Carolina. The park in Prince George is located along I-295 and I-95 in the South Richmond region of Virginia and the park in Tanner is located along I-65 in Huntsville MSA. The newest Hollingsworth location, Huntington Business Park in Loudon, TN is located in the Knoxville MSA.
